„Our house manager he helped us to implement the project and save money. We are satisfied with the completed roof renovation work.” Residents of an apartment block in M. Dauksos street in Vilnius Old Town have encountered a leaking roof problem. The roof was old and worn out. The problem was brought to the attention of the building’s manager, Adele, who together with the residents took the decision to prepare a roof renovation project. The roof renovation was completed within two months. The building maintenance technician contacted the public body, called “Old Town Renovation Agency”, and applied for a grant for the roof renovation, which resulted in the residents receiving a 40% grant for the roof renovation projects.  These buildings, located in Vilnius Old Town, are listed as UNESCO World Heritage Sites, which means they receive special attention. By renovating the roof, we have preserved the authenticity of the building, and prevented threats to people’s health and property. “I am satisfied with the new elevator, which is much more spacious and brighter. The new elevator is so much better and, most importantly, I cannot hear the sounds of it.” In 45 Prancuzu Street, Kaunas, residents of an apartment block were experiencing intermittent elevator outages. Some of the faults in the elevator were critical and the following defects were noted during the annual inspection – worn out elevator cabin and counterweight slides, reductor worm gears were approaching critical limits, burnt relay contacts in the control cabinet, worn out mechanical and electrical interlocks for the elevator cabin doors, worn out cabin door opener and guiding handlines.  Most passenger elevators in Lithuania were installed more than 30 years ago. Today, lifts are worn out, outdated and technically unfit to meet today’s quality standards and strict safety requirements. In many cases, spare parts are no longer available for elevators, so they are frequently breaking down, they are noisy, consume a lot of electricity, and do not meet aesthetic needs. Old elevators also have high maintenance costs, with repairs for common faults costing from several hundred to several thousand euros, and in this case the cost of repairing the elevator was estimated at €14 000. It is important to consider the fact that an elevator is a potentially dangerous machine, therefore it is a must to take the necessary steps in time to ensure its proper operation. Each elevator consists of several interconnected mechanical components that have a limited lifetime. When an elevator reaches the end of its service life, its reliability declines dramatically. This elevator has been in service for more than 39 years, whereas the expected service life at the time of manufacturing was set at 25 years. When the elevator components reach the end of their service life, the reliability of the lift decreases dramatically. Due to the defects in the elevator at 45 Prancuzu Street in Kaunas, a meeting was urgently organised with the residents of the building to inform them about the state of the elevator. During the meeting which was attended by the majority of the building’s residents, the apartment block manager Paulius highlighted the threats posed by the elevator and suggested replacing it with a new one. Together with the residents of the building, it was agreed to organise a voting on the replacement of the elevator. After the voting, the planned replacement works were approved by most residents. The work to replace the elevator took up to 2 months. The residents are now enjoying a new, well-functioning, clean and quiet elevator, and the replacement of the elevator has also contributed to an increase in the value of the property. “I am satisfied with the new elevator, which is much more spacious and brighter. “Thank you to the manager Oskaras for his efforts and for finding a way to avoid the high fees.” A water supply system accident has occurred in an apartment block at 27A Minties Rato Street in Kaunas. After the accident, the residents faced the problem of water constantly blocking the city’s sewage manholes. The residents repeatedly contacted the water supply company but received no response. The Civinity emergency service was called, and it found a burst water pipe near the courtyard of an apartment block. At the request of the residents, an estimate was made for the repair work, which amounted to around €3000 if the residents had carried out the work themselves. The manager pointed out that the excavation, re-routing and connection of the manhole must be carried out by the water supply company, not by the residents of the building. The house manager Oskaras, together with the residents of the apartment block, took a decision and contacted the company responsible to solve the problem. The residents of the apartment block are responsible for the water supply system up to the first manhole next to the apartment block building. In this case, however, the accident occurred outside that area. I am happy to cooperate with a professional team.” Residents of 49 Asigalio Street in Kaunas took personal care of the cleanliness and order of the staircase. The staircase was difficult to keep clean and tidy, it lacked aesthetic appeal, the wall paint was peeling off, and the staircase itself had not been renovated since the house was built. Gediminas, the house manager, organised a survey of residents, which gathered the consent of most of the residents for the staircase renovation work. The contractor, together with the house manager, helped to decide on the appearance of the staircase and answered residents’ questions. After the staircase renovation work was completed, the customers were delighted with the renewed environment.  According to the renovation work manager, most apartment block residents are longing for change and aesthetic improvement, especially in houses built more than 30 years ago.
